Lutwyche, Brisbane

After considerable research into Brisbane’s residential market, Jonic identified a clear opportunity: a structural shortage of affordable rental property, compounded by new legislation opening residential property investment to self-managed superannuation funds. The question was where to focus. The answer was Lutwyche.

During the depths of the GFC the suburb was materially underpriced relative to its fundamentals. Positioned less than 5km from the Brisbane CBD, it offered genuine inner-city access, deep employment catchments anchored by the Royal Brisbane Hospital precinct, and public transport infrastructure that few comparable locations could match. What the market had not yet priced in was the scale of change coming.

The investment thesis was anchored in the $4.8 billion Airport Link and Northern Busway: a transformational program encompassing the busway tunnels, the 6.7km M7 road tunnel, and the Airport Roundabout Upgrade, representing one of the largest single infrastructure commitments in Queensland’s history. That level of government expenditure was permanently reshaping the value of surrounding suburbs.

The strategic case was further reinforced by Brisbane City Council’s introduction of the new Lutwyche Neighbourhood Plan, which unlocked medium-density residential development across key parts of the suburb. Jonic moved quickly into the rezoned corridor — a well-defined strip strategically positioned between Lutwyche Road, the Kedron Brook parklands, and the two new underground busway stations anchoring the precinct to the north and south.  The result was an ideal location for purpose-designed investor product: low-maintenance, well-located, and underpinned by the kind of structural rental demand that infrastructure scale and employment anchors reliably sustain.

Located right on Bradshaw Park next to the bus station, The Brook is a boutique development barely 5km north of the Brisbane CBD. Comprising a mix of 24, 1, 2 and 3 bedroom apartments overlooking  Kedron Brook.

Gladstone, Central Queensland

Few property markets move as fast — or as predictably — as a resources boomtown at the start of a major construction cycle.

In 2010 Jonic identified the opportunity early to capitalize on this.  Federal and state environmental approvals for the major LNG projects were granted in late 2010, with final investment decisions following in early 2011 and construction breaking ground shortly after. What was coming was not speculative — it was a near-certain, multi-year surge in housing demand driven by over $70 billion in LNG construction across three Curtis Island facilities.

Jonic acquired multiple sites before land values moved, delivered five townhouse projects across the boom period, and stopped buying the moment prices adjusted. That discipline — entering on fundamentals, not sentiment, and knowing when to stop — is central to how Jonic operates across every cycle.  Demand was strong, stock was absorbed quickly, and the projects sold well.

The projects included a mix of 2 and 3 bedroom townhouses centrally located in Gladstone.

Reflection on the Sea, Coolangatta

A 20 storey, 80 apartment, luxury beachfront apartment over a retail food precinct project undertaken in partnership where the developer had yet to let a building contract and sales had stalled. Jonic’s engagement and strategic approach lead to a highly successful outcome.

Jonic scrapped the struggling Essence project launched on the site and undertook a new scheme based off the success of lessons learnt on the adjoining Reflections on the Sea project.

Seachange, Arundel

Founded in 2006 by Derek Nicholson, Bevan Lynch and Peter Campbell of Clarendon Homes, Seachange was inspired by a visit to The Villages in Florida — and became Australia’s largest contemporary Manufactured Home Park.

Four hundred luxury small-lot homes, anchored by a $10 million residents’ club, were designed to meet the needs of a generation of downsizing baby boomers seeking a better way to live. Seachange set a new benchmark for design and lifestyle living in Australia — one that communities are still measured against today.

The property was sold to a third party just weeks before the GFC reached Australian shores, cementing its place as the last major property deal struck before the market collapse.

An opportunistic project identified through the Jonic network. The project involved the acquisition of an old newly vacant office premises that we fully refurbished, leased and on-sold to a private investor.

Far North Queensland

Lake Placid Road, Kamerunga

Jonic identified an emerging dynamic in Queensland’s fuel retail sector: major operators were aggressively pursuing high-exposure sites on key arterial roads across the state, and well-located development opportunities were scarce.

When a 10,000m² site in Cairns was identified by Jonic they secured an option to package up the project. Jonic obtained development approval for a retail shopping centre anchored by a service station, supported by 1,500m² of drive-through and convenience retail — a format purpose-built to meet the operational requirements of national retailers.

Rather than holding the asset, Jonic assembled the complete package — development approvals, a building contract, and a good mix of fuel and retail tenants — and sold the project to a private investor in 2019, transacting at an approximate yield of 6.5%.

The project demonstrated Jonic’s capacity to identify demand-driven commercial opportunities, and deliver investment-ready outcomes efficiently from site acquisition through to sale without the burden of a high financial commitment.
